New Town properties at risk of ‘severe’ aviation disruption, analysis says image

Eleven of the Government’s proposed New Town locations will experience ‘significant aircraft noise exposure’, research suggests.

According to analysis from aviation data firm, MyFlightPath, 11 of the 12 sites are to face ‘severe’ aircraft noise levels, with future residents at risk of noise disruption, increased cardiovascular stress, and reductions in property value of up to 26%.

‘Many’ of the 250,000 proposed homes will experience large commercial planes, private jets, military and general aviation aircraft ‘regularly flying overhead’, due to their location underneath active flight corridors, the analysis has found.

Leeds South Bank and Thamesmead have been categorised as ‘critical’, according to the ‘Flight Blight Rating’ of New Town properties, with estimated dBA impacts equivalent to that of a leaf blower and diesel lorry, respectively.

A further five locations, including Adlington and Holborough, have been labelled as ‘severe’, while an additional four are considered ‘serious’, with only Plymouth falling into the ‘minor’ impact category.

Jono Oates, Co-Founder of My Flight Path, said: ‘Unbelievably, some of these new sites sit on airport perimeters whilst others are many miles away, demonstrating that you don't need to live next to an airport to face severe aircraft noise exposure - flight paths extend for dozens of miles in every direction.’

All of the locations aside from Plymouth will have an estimated noise impact of above 55 dBA, with the World Health Organisation linking levels that exceed this number to higher risks of hypertension, sleep disturbance, and cardiovascular disease.

MyFlightPath has urged that aircraft noise exposure is revealed in all major housing developments, especially those included in the New Towns proposals.

Mr Oates added: ‘The Government's Strategic Environmental Assessment must address this critical public health issue before final site decisions are made this spring.

‘Alternative locations exist that would deliver the same economic benefits without condemning families to a lifetime under flight paths. This isn't nimbyism - it's evidence-based planning that puts public health first.’

An MHCLG spokesperson said: ‘Our landmark plan to build new towns will help restore the dream of homeownership for families across the country.

‘The Government will be working closely with local leaders to understand the impacts of potential new towns locations and will carry out the appropriate assessments and consultations before any final decisions are made on locations.’

It has been confirmed that this will involve a Strategic Environmental Assessment and Habitats Regulations Assessment of developments.
