Homes England has signed a building lease with Vistry to regenerate the former City Hospital site in Birmingham, setting the stage for around 750 new homes and a retail convenience store.
The scheme will see most hospital buildings demolished to make way for 698 new homes, with a further 52 one- and two-bedroom apartments created through the conversion of the historic infirmary building.
Around 35 % of the development on this major brownfield plot will be affordable housing, featuring a mix of tenures designed to meet local needs.
The transition from a working hospital involved close coordination between Homes England, Sandwell and West Birmingham NHS Trust and Birmingham City Council, enabling the site to be decommissioned following the opening of the Midland Metropolitan Hospital in 2024.
Preparatory work, including asbestos removal, is already under way, with demolition due to finish before construction begins in the second half of 2026. The first homes are expected to complete in early 2027.
Cllr Nicky Brennan, cabinet member for Housing and Homelessness at Birmingham City Council, said: ‘This development reflects our collective commitment to tackling housing challenges and marks a significant step forward in delivering much-needed affordable homes for Birmingham.’
